Current Advice for First-Time Renters: Apartment Hunting Tips and Tricks

Are you embarking on your first apartment hunt? Congratulations! It’s an exciting journey that I’m currently on, but one that can also be overwhelming without the right guidance. Fear not, though, because I’ve got you covered with advice that I’m learning as I go to navigate the apartment hunting process like a pro. From setting your budget to signing the lease, here are some essential tips and tricks to help you find the perfect place to call home.

  1. Set Your Budget: Before you start searching for apartments, it’s crucial to establish a budget. Determine how much you can afford to spend on rent each month, taking into account other expenses like utilities, groceries, and transportation. Experts generally recommend that your rent should be no more than 30% of your monthly income. You can also use a rent calculator to figure out how much you can afford!

2. Location, Location, Location: Consider the location carefully. Think about factors such as proximity to work or school, public transportation options, nearby amenities like grocery stores and restaurants, and safety of the neighborhood. Make a list of your priorities and focus your search on areas that meet your criteria. For my boyfriend and I, we want to have easy access to NYC while also be within a 1.5 hour drive to my office in Burlington, NJ. We decided on Jersey City!

3. Make a Wish List: Create a list of must-have features and amenities for your new apartment. This could include things like a certain number of bedrooms or bathrooms, laundry facilities, parking availability, pet-friendliness, and any specific preferences such as hardwood floors or a balcony. Keep this list handy as you browse listings to help narrow down your options. My necessities are a 1 bedroom, in-unit laundry, and parking. Make sure to jot down what your wants are, too!

Everyone’s wants/needs list will differ. As long as it is similar to what you’re looking for. Some units may not meet all of your criteria. It would be excellent to acquire at least 50%-60% of your wants.

4. Start Your Search Early: Begin your apartment hunt well in advance of your desired move-in date, especially if you’re relocating to a competitive rental market. This will give you more time to explore different options, compare prices, and make an informed decision without feeling rushed. We started seriously looking in February even though our move in would be June 15th in order to get an idea of the area. We signed our lease at the end of March!

It’s also important to start early, so you can know the requirements of different buildings. Is your credit score a little low? Before looking for a new apartment, consider strategies to improve your credit score.

5. Utilize Multiple Platforms: Don’t limit yourself to just one apartment listing website. Explore a variety of platforms, including rental websites, social media groups, and classified ads, to cast a wider net and increase your chances of finding the perfect place. Consider setting up alerts so you’re notified when new listings that meet your criteria become available.

A landlord may request credit history, proof of income, the most recent pay stubs, and identification no matter what platform you are looking at. Be prepared with all of these documents, so you’re able to jump on a place you love!

6. Schedule Viewings Wisely: When scheduling apartment viewings, try to arrange multiple appointments in the same area on the same day to maximize your time and efficiency. Take notes and photos during each viewing to help you remember the details of each property later on. We scheduled 3 appointments in one day with an hour in between (except for one so we would have time for lunch).

7. Ask Questions: Don’t be afraid to ask questions during apartment viewings. Inquire about important details such as lease terms, move-in dates, included utilities, maintenance policies, and any additional fees or deposits. Clarify any concerns you may have before making a decision.

It’s essential to have a list of questions prepared and saved for each apartment you see. This will be useful for comparing each place you visit following apartment shopping.

8. Read the Lease Carefully: Once you’ve found the perfect apartment, review the lease agreement thoroughly before signing. Pay close attention to clauses related to rent increases, lease renewal terms, maintenance responsibilities, and any restrictions or rules set by the landlord or property management company.

Remember to ask questions about anything you do not understand. Receive the copy in writing, complete with everyone’s signatures!

9. Budget for Additional Costs: In addition to monthly rent, budget for any upfront costs associated with renting an apartment, such as security deposits, application fees, pet fees, and moving expenses. Having a clear understanding of these costs will help you avoid financial surprises down the road.

10. Trust Your Instincts: Finally, trust your instincts when it comes to choosing the right apartment for you. If something feels off or doesn’t meet your expectations, don’t be afraid to walk away and continue your search. Trust that the perfect place is out there waiting for you.
